When you are preparing your home for sale, use these staging tips to maximize the sale value of your home.
1. DEPERSONALIZE THE SPACE
One of the most important things to remember when staging your home, is that you want potential buyers to imagine themselves living in your home, rather than feeling like they are entering a stranger’s house.
To allow buyers’ imaginations to roam free, rid your home of all personal articles. Take down personal photos, college degrees, sports medals, and similar items so that others can easily imagine themselves living in the space.
2. USE A FRAGRANCE
For decades, consumer behavior researchers have touted the positive subconscious impact that scents have on consumers when they’re making purchase decisions. Contrary to popular belief, the smell of baked cookies is not one that sells a home!
Recent research has shown that when it comes to encouraging sales, simple scents, such as orange, work better than more complex ones such as baked goods. In one study, researchers found that consumers spent 20% more money when they shopped in the presence of a simple scent.
The bottom line: fragrance works, but keep it simple. Try a citrus scent, like grapefruit or orange.
3. KEEP YOUR DESIGN AND DÉCOR NEUTRAL
Not everyone has the same taste – and you certainly don’t want to turn off a potential buyers just because he or she dislikes your personal décor style – so put away all of your eclectic pieces to create a neutral feel to your home.
Use good hotel décor as a benchmark. Keep it simple and only display pieces that appeal to a broad audience. Clear clutter off all surfaces, place new white towels in the bathrooms, and fresh crisp light linens in the bedrooms.
Repaint any brightly coloured walls, switching to a neutral shade, like crisp white or ivory and replace any dated or stained carpets throughout the house with either hardwood flooring or a neutral colour carpet that complements the home.
4. ENHANCE YOUR CURB APPEAL
Curb appeal is the first impression your home makes on potential buyers. Often, buyers will do an initial drive by before attending your open house or scheduling an appointment to view your home. If you make a great first impression, they will want to see more. Alternatively, if your home makes a negative first impression, there is a chance that they will simply forego viewing your home all together.

5. LIGHTING
When a home is well lit, it appears bigger and brighter – exactly what a potential buyer wants to see.
